
Air Conditioner Install + Registration
Residents must register all air conditioner units with CTC's Office upon installation (cannot install prior to April 15), then remove by October 15, with the option to cancel use/charges prior. Follow the registration/installation and cancellation/removal procedures below.

Registration
Air conditioner units (ACs) are only permitted for resident use and installation between April 15 - October 15, annually. All ACs must be registered with CTC's Office when installed/placed in window. Residents need to submit the AC Registration Form the same day as installation. All charges will start on the 1st of the month of registration. You can choose to wait until the 1st of the following month to avoid the full month fee. Lack of registration can result in an unregistered appliance fee. An AC Cancellation Form must be completed when you remove your air conditioning unit/s after the season is over (see cancellation details below for deregistration).
CTC Residents can install and use air conditioning units within their homes if they follow the proper policies and procedures. CTC does not provide air conditioners; air conditioners are purchased, owned, and maintained by the respective resident.
Air Conditioner Rates:
- First AC: $25 per month (1 = $25/month)
- Second AC: $15 per month (2 = $40/month)
- Third AC: $15 per month (3 = $55/month)

Maintenance can install your air conditioner for a $40 fee per air conditioner unit. Please make a maintenance request to receive this service, in addition to noting on your 'Add Charges' form submitted to the office. Maintenance can also remove the AC when you cancel/remove it if you place another maintenance request and once again agree to the $40 service fee.
Heat On = AC Off
AC Season April 15-October 15
*Update: Heat will be turned off May 8, 2023.
We ask that residents wait until CTC's community-wide heat is turned off before installing and using air conditioners. The heating system started in October and we expect to turn it off in mid-May* (weather dependent). If a resident chooses to put in an AC prior to heat being turned off, they will be charged from the install date -- if May 1 or after.
All air conditioner units must be removed from windows and canceled with the office by October 15, at the latest.
Cancel AC Use + Charges
Wish to terminate your air conditioner for the season? Complete the AC Cancellation Form by the 25th of the month or you will be charged for the full, upcoming month. All AC's will automatically charged through September 30th unless a move out occurs or it is cancelled prior according to the cancellation policy.
Please note that if you cancel your AC and then re-register it in the same season, there will be a re-installment fee of $20.
Moving Out of CTC or Transferring Units?
Vacating households with any active AC registrations will receive the final charge prorated to move-out date, if not cancelled prior.
If your entire household is transferring to a new unit in CTC, your active registrations and associated charges will transfer with you, corresponding with your move-in and move-out date of each unit.
AC Season End: Oct. 15
Mandatory Un-Install
Residents must remove all ACs from windows by October 15, at the latest, in correspondence with the community-wide heat turning on for the colder months (October-May, typically). You will receive a $45 open window fee if exceeded past Oct. 15.
Automatic Deregistration
All active ACs registrations will be automatically canceled on on October 15 (no cancellation form needed).

Re-Installment Fee
We encourage households to register their air conditioner/s just once for the entire season. There is a re-installment fee of $20 if you deregister/cancel then re-register a household AC in the same season. This fee covers the administrative services needed for additional processing requests, which can become substantial as the weather fluctuates and lacks predictability.
