
Rental Rates and Fee Schedule (2025-2026)
Dear Residents,
We are writing to inform you of upcoming changes to rental rates and fees for the next fiscal year and to provide transparency about the challenges we face under our Management Agreement with the University of Minnesota.
Each year, CTC strives to maintain affordability while ensuring a high-quality living environment for our residents. However, our request to renegotiate key aspects of our management agreement with the University was denied. CTC Proposed:
- Financial Requirement: Reducing the University’s required financial contribution from CTC’s revenue, which directly impacts rental rates.
- Eligibility Verification: Requested to manage this process internally, as the University’s current system frequently causes errors, undue stress, and confusion for residents.
- Extension Requests: Sought the ability to consider case-by-case extensions for residents who no longer meet eligibility criteria, particularly those facing unavoidable hardships such as graduation timing misalignment or significant personal circumstances. Currently, the University makes these decisions without CTC’s involvement.
Due to these limitations, we must implement a 4% rental rate increase to help offset the 6% financial requirement increase imposed by the University. Even with this adjustment, CTC anticipates operating at a deficit, which is not ideal for our long-term financial sustainability.
Despite these challenges, we remain committed to providing an affordable, well-maintained, and supportive living environment. As a not-for-profit housing community, we do not seek to generate excess funds—every dollar is allocated to sustaining our cooperative and keeping rates as low as possible.
We appreciate your understanding and ongoing support as we continue to advocate for our residents while operating within the constraints of our agreement. If you have any questions or concerns, please feel free to reach out.

Current residents will receive a 4% increase based on their current FY 2024–2025 monthly rent rate. This increase applies to all unit types. Additionally, non-members will add a $60 monthly surcharge. |

Co-op Membership Status
Residents can become a member anytime while living at CTC. To join, contact the office and submit the one-time joining fee to initiate the membership to your household.
Rent Payment Reminders
Add Monthly Charges or Outstanding Fees
Your monthly amount due includes your unit’s rental rate, as well as any other additional charges, such as an additional vehicle, or an extra appliance (including air conditioners), long-term visitors, or other outstanding fees. View your balance and payment history via your RentCafe account, otherwise contact the office if you need assistance determining the accurate amount.
Rent Due on 1st of Month
Rent is due to CTC's office on the first day of the month. Rent payments made after the fifth day of the month are subject to a late fee. An automatic late fee charge and email notification on the 10th of each month informing you of a late fee charge or past due balance on your account. If you find any errors, please contact CTC's office.
Deposits + Statements
- Please allow 2-3 business days for the withdrawal to appear in your bank account, as well as the payment to be reflected in your RentCafe ledger if not submitted through RentCafe.
- Write or make sure your address is on the check (if paying by check).

- Two drop-boxes available for deposit: one inside the Community Center on CTC’s Office window; one outside on the northwest exterior of the Community Center facing the Ward 9 playground, which is available 24 hours/7 days a week.

- Remember to assign the mailing date at least 10 days in advance to the first to ensure the check arrives before the fifth of the month, accounting for any holidays or weekends
- Mail check to CTC at 1250 Fifield Ave, Falcon Heights, MN 55108. No account number from CTC is necessary; this field indicates the name you wish to designate for your own personal records.
