Air Conditioner Install + Registration

Residents are required to register all air conditioner units with CTC's Office upon installation, starting from May 1, and remove them by September 30. Please adhere to the registration, installation, and removal procedures outlined below. 

New to 2024:

Flat Fee for Entire Season (May 1- September 30): 
  • The fee structure for air conditioner units has been updated for the 2024 season. Fees are now assessed on a flat-rate basis for the entire season (5 months), as opposed to monthly or prorated based on registration date.  
  • The flat seasonal rate applies to all registrations and remains in effect until the end of the season.  
  • Prorate Exception for Move-ins/Outs: If your household is moving in or out during the season, your fee will be prorated based on your lease start and/or end date. 
Registration: 
  1. To register your AC unit, please complete the digital AC Registration Form.
  2. All AC units must be registered upon installation or prior to.  
  3. You can register ACs at any point during the season. If registering additional AC units (e.g., a second or third) later on during the season, the assessed fee will only reflect the difference between rate tiers. 
  4. Note that the flat seasonal rate applies irrespective of the registration date. Therefore, early registration maximizes usage potential. 
No Cancellations: 
  • Once registered, your AC unit remains active until the season's end. No refunds or cancellations are provided.  
  • No cancellation process is required; all registrations terminate automatically at the end of the season. 

Registration

Air conditioner units (ACs) are authorized for resident use and installation between May 1 and September 30. annually. Prompt registration with CTC's Office is mandatory upon installation, with the AC Registration Form submitted on the same day, for every AC in your household.  

It is a flat-rate fee structure, meaning there is a one-time fee covering the entire season, with the rate determined by your household’s quantity of ACs (one, two, or three). The flat seasonal rate applies uniformly to all registrations, regardless of the date, and will be charged to your resident account ledger upon registration.

Residents may register their AC units at any point during the season; however, please note the following: 

  • Registration is mandatory upon installation. 
  • The flat seasonal fee applies regardless of the registration date, so register early to make the most of your AC. 
  • If you register additional AC units during the season, the assessed fee will only reflect the difference between rate tiers. 

Failure to register may result in additional fees. If you are found with an unregistered AC, you will incur an unregistered appliance fee, in addition to the flat-rate fee for the season.  

CTC Residents can install and use air conditioning units within their homes if they follow the proper policies and procedures. CTC does not provide air conditioners; air conditioners are purchased, owned, and maintained by the respective resident.  

Air Conditioner Rates:

  • One AC: $125 per season (May 1-September 30)
  • Two ACs: $200 per season (May 1-September 30)
  • Three ACs: $220 per season (May 1-September 30)

No Cancellations 

Once registered, your AC unit remains active until the end of the season. The flat fee encompasses usage for the entire season and cannot be refunded or canceled prematurely. Please note that no refunds are provided for non-usage, removal, or change of preference. All registrations terminate automatically at the end of the season. 

Moving In/Out or Transferring Units: 

For households undergoing move-ins or move-outs during the season, prorated rates based on lease start and/or end dates will be applied. 

If your entire household is transferring to a new unit in CTC, your active registrations and associated rates will transfer with you.

Air Conditioners must not exceed 120V.

Maintenance can install your air conditioner for a service fee per air conditioner unit. Please make a maintenance request to receive this service. Maintenance can also remove the AC when you wish to remove it if you place another maintenance request and once again agree to the service fee.

Heat On = AC Off

AC Season May 1-September 30

*Update: Heat will be turned off May 8, 2023.

We ask that residents wait until CTC's community-wide heat is turned off before installing and using air conditioners. The heating system started in October and we expect to turn it off in mid-May* (weather dependent). If a resident chooses to put in an AC prior to heat being turned off, they will be charged from the install date -- if May 1 or after.

All air conditioner units must be removed from windows and canceled with the office by October 15, at the latest.


AC Season End

Mandatory Un-Install

Residents must remove all ACs from windows by the final date of AC season, at the latest, in correspondence with the community-wide heat turning on for the colder months (October-May, typically). You are subject to an Open Window Negligence Fee* if exceeded past the final day of the AC season.  

Automatic Deregistration

All active ACs registrations will be automatically terminated on the final day of the season (no cancellation process required).
